Building Survey(also known as a Structural Survey)

This is a detailed report based upon a comprehensive inspection of the property and can be tailored to your specific needs. Building Surveys are generally advisable for:

  • Listed buildings.
  • Older properties.
  • Buildings constructed in an unusual way, however old they are.
  • Properties you plan to renovate or alter in any way.
  • Properties that have had extensive alterations.

A Building Survey report will highlight:

  • Major and minor defects and what they could mean.
  • Results of damp testing on walls.
  • Damage to timbers - including woodworm and rot.
  • The condition of damp-proofing, insulation and drainage.
  • Technical information on the means of construction and the materials used.
  • Any locational factors.
  • Recommendations for any further specialist investigations.

An insurance rebuilding assessment and/or a market valuation can be provided at additional cost if required. Please note - in accordance with best practice and RICS guidelines, we will always confirm with you in writing the specific details of the service being provided prior to inspecting the property.

This is our own product based upon the format of the outgoing RICS Homebuyer Report - it's most suitable for conventional properties built within the last 150 years, which are in reasonable condition. It is a more detailed inspection designed to give the purchaser useful information in a 'user friendly' format. A market valuation and building insurance re-instatement costs will also be provided. Additional services can be provided at the request of the client prior to carrying out the report. Clients will receive:

  • A clear and concise overview of the market value, marketability, particular features and general condition.
  • Identification of those matters concerning the value of the property which the surveyor judges to be significant, or to require urgent attention.
  • A list of matters with probable legal implications which clients should instruct their Legal Advisors to include in their enquiries.
  • Useful advice on safety and maintenance matters.
  • Matters which should be investigated or acted upon before legal commitment to purchase.

This product is offered as a lower cost alternative to the new RICS HomeBuyer Service, to provide prospective clients with more flexibility of choice as to the style of report they feel most comfortable with, as there are significant differences in the style and content of the two reports.

The replacement as of 31 March 2010 for the previous style Homebuyer Survey and Valuation Report, this is also intended as a mid range survey based upon a level of inspection and reporting similar to the earlier report. Colour coding and Condition Ratings are used to emphasise the nature and severity of the issues identified by the surveyor. Again, a market valuation and insurance calculation are included as standard.

David Harting Surveyors provide Valuation Reports for a wide range of purposes including (for example) non-mortgaged buyers who do not require a more detailed inspection or sitting tenants contemplating a purchase from a private or Registered Social Landlord. Valuation Reports may also be required by private clients or their professional advisers in connection with Probate for Inheritance Tax issues or for Matrimonial purposes pursuant to divorce proceedings. We appreciate that our services will sometimes be required in difficult circumstances and we will always treat such cases with the sensitivity, tact and professionalism expected.
